Using established artist track

If you're working with an established artist (moderate success in their own country) on some album tracks, and you would quite like to rework one of their own tracks, how does the ownership of the track work?

For example, Track A has already been released (locally) and had a bit of airplay, used on a tv show etc. You strip out all the original indstrumentation and create a new version in a different style and the singer either redoes the vocals or give you the orignal masters of the vocals...

Does the artist still retain the all the publishing rights, and also take a share in the performance rights? Or by creating a new version, do you have any claim to the publishing on the new track?
