How long is a piece of studio?

Ok, firstly I accept that this is a bit of a nonsense question given the variables involved, but I'm only after a ball-park figure at this stage.
Unlike one of our other members :( I've been lucky enough to come out of my recent redundancy situation with a decent job, which opens up an opportunity that we've been considering for a while now. Which is to move somewhere with a little outside space and build a studio space.
But at the moment I have no idea how much cash I need to be thinking about putting aside for this. Hence my question is, how much does a studio building cost?
So to try and put some limits on the bit of string...
At its smallest roughly 5m x 3m x 2.5 to handle mixing and recording of acoustic instruments and vocals only.
At its largest roughly 6m x 5m x 4m (peaked roof) to handle weekly band practice with a full acoustic drumkit and occasional band recording sessions.
Now I appreciate that there's a big range of options in there so I was just wondering if anyone who had built anything between those extremes could chime in with their personal experience?

N.B. just to clarify, I'm just looking at the building here, no spend on kit. Treatment I would be taking care of myself. I would also be engaging a professional acoustician and not scrimping on using a non-recommended builder, so any guidance on professional fees would be appreciated as well - again ballpark is good.

Built from scratch. Finding a property in our price range with a large enough garden for a 'permitted development' build is possible, finding something with a suitable outbuilding for conversion is very unlikely.

Oh yes, and I should have mentioned, I'm in the UK.

The outer shell for my 7x4m studio came to just over £13k when it was built 8 years ago by a local builder to plans that I had drawn up in conjunction with a friendly architectural technician. The materials for the inner shell came to about £6k but I built all that myself over the course of a few months so labour costs would have been far higher. A slightly more complex inner shell build came to £25k (for everything) around 14 years ago.

I preferred to keep the two shells separate as the builders could get on and build a reasonably conventional outbuilding and then I could do the stuff that needed more specialist knowledge.

No separate fees involved in either build although the 25k involved a certain amount of detailed design for ventilation and bass trapping (they followed my basic layout) and I paid my friend who did the drawings for the other build in beer.

All the very best luck with the project Drew.

The thought occurs that a new studio build, especially one "from the mud up" is something Sound on Sound might be interested in following?

Oh! And, telling people you plan to have those scruffy, noisy rock people around is going to make getting planning permission tricky I would think? Tell them you are a painter!

I'd certainly look out for it - not that I'm ever likely to be in a position to do the same!

Good point. Sound-proofing works both ways so you could always say you're a sound designer (true in a way) and need absolute quiet to avoid acoustic 'contamination' :tongue:

Cheers folks, it's certainly something I'd blog throughout. Turning that into a couple-of-thousand-word summary would be a useful writing exercise for me anyway. :)

The planning permission is an interesting one. As you say, as soon as 'music' and 'studio' are mentioned I'm sure people will object. Even after you've explained to them that sound-proofing works both ways and that it's as important to me (not to mention my wife!) as it is to them.
Hence I'm largely looking at the 'permitted development' options.

There is something of an unknown with regard to a planned development next to our current house, this could have a negative effect on our house price, in which case I may be looking at converting a typical household room to mixing/acoustic room. In which case it'll be a much smaller DIY-treatment project.
Will be having a chat with the mortgage folks once I have confirmation of my new job in writing (technically I'm still 'at risk' at the moment).

if you are having proper labour in to build it , an 8mx5mx3.5m Properly sound proof acoustically treated finished building , single room composer suite sort of thing will leave you No change whatsoever for 70 grand
